From the drawings to a showroom buyers can open on WhatsApp
We work from the building-plan drawings, so the building does not need to be finished, empty or tidy. You send, check and approve; the rest is our job.
The pipeline
Six stages, each checked before the next
Drawings in
You send the building-plan PDF on WhatsApp. We confirm every sheet is there and readable, note the drawing reference, date and approval status, and ask the owner for a short written go-ahead. We never publish the drawings.
Quote and order
We quote from the fixed price list. Work starts once the order form is signed and the written licence for the drawings is in place.
Facts out of the sheets
Every printed dimension, level, door, bay, area and schedule is read into a fact list with its sheet reference. A second pass re-reads the buyer-facing facts on the sheets. Where the drawings disagree with each other, we record it and ask. On PT 49665 this gave 1,835 facts, 195 of them buyer-facing and re-checked.
The to-scale model
The model is built from those facts, in metres, with the site, the building and its structure. Then it is checked back against the drawings: on PT 49665, all 103 checks passed (101 dimensions within 0.1 m and 2 counts exact), and 5 items that need a site visit were flagged.
States and views
The empty building as per plan, plus operation-ready presets such as logistics or light manufacturing, with racking, forklifts, a fitted office and parking. From these come path-traced stills with as-per-plan views from the same cameras, a film with vertical cuts, and the interactive model with tap-to-measure. AI is used only to add people inside masked areas, and each such image is labelled AI-illustrative.
Review, then share
You get a private preview and one round of revisions. Then the share page goes live with its WhatsApp preview card, the spec sheet PDF and the video files, ready for the listing.
Path-traced stills
Rendered with Cycles at 1920 × 1080: exteriors by day and dusk, the loading bay, the hall, the office. Each operation-ready still has an as-per-plan partner.
Film and vertical cuts
Camera moves through the model, the as-per-plan wipe and a screen capture of the 3D view. A Showroom includes one 20–30 s vertical video; the film add-on adds a 45–60 s walkthrough with 15-second cuts.
Spec sheet
Areas, heights, doors, parking and finishes, each with its sheet reference. Where the drawings are silent, it says "owner to confirm".
Share page
One page for the listing with a WhatsApp preview card, the agency's particulars and clear labels on every visual.
In development: building-facts assistant
Answers questions about the building from the drawings, citing the sheet, in English, Bahasa Melayu and 中文. It is a pilot and not part of any package yet: 80% correct on 50 unseen questions against a 95% target, with no invented figures and no price talk.
What we need from you
Three things before we start
The drawings
The building-plan set as a PDF, all sheets. A scan works if it is legible. Tell us their approval status: the approval reference and date, or that they are only submitted.
The owner's go-ahead
A short written authority from the registered owner, and confirmation that we may use the drawings to make the showroom. We send you the wording.
What to show
Which operation-ready preset suits the buyers you want, and anything the drawings do not cover that the owner can confirm, such as power supply or floor loading.

How long it takes
Working days from complete drawings and the signed order, for our founding customers. We have built one showroom so far, so each job's date is agreed in writing before we start.

Limits
What a showroom is not
- Not as-built and not a survey. The model follows the drawings, and a building can differ from its drawings. A site check is required for buildings older than about 5 years or where the building may differ, and available for others.
- Not an approval. We say which drawing set we used, its date and its approval status. Our check is of our model against those drawings, and is not a certification by any authority, architect or engineer.
- Not a promise about use. Operation-ready presets are illustrative. Whether a use is allowed depends on the land title and planning approval.
- Not an estate agency. We prepare showrooms. Registered estate agents and owners market the property.
